New hire orientation lacked consistency and engagement, resulting in low retention of key information and a weak initial employee experience.

MinuteS witH MIhir - FHA

Developed a special edition of the Minutes with Mihir video series focused on Fair Housing Act (FHA) compliance within student housing operations, covering leasing practices, maintenance interactions, resident concerns, and escalation procedures.

The Challenge

Fair housing compliance impacts every employee interaction, yet team members often struggle to connect FHA requirements to real-world situations outside of traditional leasing conversations. The organization needed an engaging and accessible way to reinforce compliance expectations across multiple onsite roles while reducing risk and improving decision-making.

The Approach

Partnered with business leaders and subject matter experts to create a scenario-based video experience that translated complex FHA requirements into practical workplace examples. The episode incorporated realistic student housing situations involving leasing teams, facilities staff, resident interactions, and escalation pathways, allowing employees to understand how fair housing principles apply across day-to-day operations while reinforcing when and how to engage the Fair Housing team for support.

GO CODES APP Process DEMO

Developed a process demonstration and training resource to support the implementation of GoCodes for Facilities Teams, providing a standardized approach to managing and tracking preventative maintenance activities across communities.

The Challenge

Prior to implementing GoCodes, preventative maintenance activities were tracked inconsistently across communities. Annual inspections and recurring maintenance tasks were often documented differently, completed incorrectly, or in some cases missed entirely. The lack of a centralized system created challenges in visibility, accountability, compliance, and long-term asset management. The organization needed a solution that standardized execution while providing reliable tracking and reporting capabilities.

The Approach

Partnered with Facilities and Operations leaders to create a process-focused demonstration that introduced the GoCodes platform and established clear expectations for preventative maintenance execution. The training walked team members through the end-to-end workflow, including asset tracking, task completion, documentation requirements, and reporting processes. By combining system instruction with operational best practices, the solution helped drive adoption, improve consistency, increase accountability, and create a more reliable preventative maintenance program across the portfolio.

THE CAPEX PROCESS VIDEO

Developed a communication and training initiative to support the rollout of a new Capital Expenditure (CapEx) approval process, designed to improve project visibility, streamline approvals, and provide stakeholders with real-time insight into project status and decision-making.

The Challenge

The existing CapEx process lacked consistency, transparency, and efficient communication across teams. Stakeholders often experienced limited visibility into project progress, approval status, and funding decisions, creating delays, confusion, and inconsistent execution. The organization needed a scalable process that improved tracking, enabled more fluid updates, and provided clear accountability throughout the project lifecycle.

The Approach

  • Partnered with the Capital Projects team and Regional Managers to develop a learning and communication solution that explained both the process and the business rationale behind it. The project featured subject matter experts walking through the new approval workflow while Regional Managers provided operational perspectives on how the process impacts communities and project execution. By combining process instruction with real-world application and stakeholder insights, the solution helped build understanding, improve adoption, and increase confidence in the new CapEx approval framework.
